FACILITY MAINTENANCE TECHNICIAN

SUMMARY

Performs a variety of semi-skilled work in installation, maintenance, plumbing, carpentry, repair, and alteration of buildings, machinery, equipment, physical structures, heating/air conditioning, and electrical systems by performing the following duties:

Essential Functions

  1. Maintains and repairs facilities, equipment and buildings by performing a variety of carpentry, electrical, painting, plastering, plumbing, heating, air conditioning, and mechanical repair work.
  2. Performs preventative maintenance for heating, ventilation, and air conditioning equipment including replacing belts, changing filters, and coil cleaning.
  3. Troubleshoots HVAC systems & controls
  4. Maintains and repairs plumbing fixtures including sinks, toilets, faucets, dispensers, fountains and pipes; clears obstructions from water, sewer lines, drains, and sump pumps.
  5. Operates and maintains a variety of mechanical tools and equipment such as power saws, power sanders, drills, air compressors, paint sprayers, sewer augers, and various hand tools required for carpentry, plumbing, and maintenance.
  6. Performs preventative maintenance on company vehicles
  7. Inspects visually and tests machinery and equipment.
  8. Listens for unusual sounds from machines or equipment to detect malfunction and discusses machine operation variations with supervisors or other maintenance workers to diagnose problem or repair machine.
  9. Dismantles defective machines and equipment and installs new or repaired parts.
  10. Cleans and lubricates shafts, bearings, gears, and other parts of machinery.
  11. Fabricates and repairs counters, benches, partitions, and other wooden structures.
  12. Inspects facility to identify building maintenance needs and takes corrective action as necessary.
  13. Moves furniture and equipment and assembles prefabricated furniture.
  14. Monitors and maintains preventive maintenance records and logs
  15. Remove snow and ice from parking areas and sidewalks. Applies sand and salt (e.g. during snow and icy conditions, etc.) for the purpose of maintaining a safe environment
  16. Maintains landscaping by mowing, trimming, watering, applying fertilizer and controlling weeds.
  17. Maintains grounds keeping equipment for the purpose of ensuring the availability of equipment in safe operating condition.
  18. Performs light electrical repair and installation.
  19. Reads and interprets sketches, diagrams, and blueprints.

Additional Responsibilities

  1. Performs preventative maintenance on fitness equipment such as treadmills, weight machines, elliptical machines, etc.
  2. Performs other similar or related duties as requested or assigned.
  3. Acquire knowledge of Trident’s Environmental and Safety Policies by completing required training programs and performing designated work activities in accordance with training and procedures/work instructions.
  4. Notify designated personnel of any environmental and safety incidents, or risks not previously documented, in accordance with Environmental Awareness and or Safety training.

Education:

High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.

Certificates, Licenses, Registrations:

Valid State Drivers license.

Special Training and Skills:

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.  Ability to write routine reports and correspondence.  Ability to speak effectively before groups of customers or employees of organization.  Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.  Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.  To perform this job successfully, an individual should have knowledge of Spreadsheet software and Word Processing software.

Work Environment:

While performing the duties of this Job, the employee is regularly exposed to wet and/or humid conditions.  The employee is frequently exposed to moving mechanical parts and high, precarious places. The employee is occasionally exposed to outside weather conditions and risk of electrical shock. The noise level in the work environment is usually loud.

Physical Demands:

While performing the duties of this Job, the employee is regularly required to stand; use hands to finger, handle, or feel and talk or hear. The employee is frequently required to walk and reach with hands and arms.  The employee is occasionally required to sit; climb or balance and stoop, kneel, crouch, or crawl.  The employee must regularly lift and /or move up to 10 pounds, frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 50 pounds.  Specific vision abilities required by this job include close vision.

Mental Activities:

While performing the duties of this job, the employee is regularly required to use decision making skills, creativity, independent judgment, discretion, and problem analysis. The employee will regularly use interpersonal skills and team work. The employee will regularly speak and read English, and use customer service skills.
