Split Position between Two Locations: Building Engineer - High-Rise Residential Buildings

 

Location A: No. 25 Downing Association, Denver, CO

Location B: ONE Cheesmen Place, Denver, CO

Salary: $80,000 - $85,000 per year

Position Purpose/Summary:

As a Building Engineer in this split position between two high-rise residential buildings, you will be responsible for maintaining both properties. Your role involves supervising the implementation of all preventive maintenance and repairs for property and equipment, monitoring life safety systems and utilities, and ensuring compliance with corporate standards and local, state, and national codes and regulations to protect assets, guests, and associates.

 

Essential Duties and Responsibilities:

1. Oversee, coordinate, and assist in the activities of maintenance operations at both locations, including project oversight, repairs, and replacements, on-call responsibilities, and hands-on maintenance repairs.

2. Ensure the safe and efficient maintenance and operation of the physical structures, mechanical, electrical, HVAC systems, and other related equipment in both buildings.

3. Recommend, implement, and manage the department's budget capital expenditure plan, forecasts, and objectives, aligning with the maintenance of first-class properties and management's expectations.

4. Review purchase requests and monitor expenses to meet budgeted goals at both locations.

5. Be readily available to respond to emergency situations such as fires, evacuations, water mitigation, equipment failures, etc.

6. Perform preventative maintenance duties, including changing filters, replacing lights, ballasts, switches, power outages, patching, painting, etc., in both properties.

7. Ensure compliance with all applicable codes, regulations, governmental agencies, and company directives regarding safety and building operations at both locations.

8. Maintain and ensure proper operation of life safety/fire systems/elevators in both buildings.

9. Read and interpret As-Built drawings for effective maintenance activities.

10. Attend all Association Board Meetings for both locations.

11. Participate in all required training provided by East West Urban Management & East West Resorts for continuous professional development.

Advanced knowledge of the Building Management/Engineering profession. This includes knowledge required for management of people and complex problems.
Ability to provide information and associated services to management and HOA Board.

Ability to communicate effectively both written and verbal.

Potentially lifting, pushing, pulling and carrying weights up to 50 lbs. and greater, for all equipment and
machinery.

Frequent bending and/or kneeling throughout the day for repairs and maintenance of property, equipment and
machinery.

Mobility throughout the property, all floors, varying heights and distances. Use of ladders required at times.
Limited driving on an occasional basis for supplies, equipment, etc. Generally within 20 miles.

Knowledge Skills and Experience:

Education and/or Experience

High School Diploma or GED equivalent. At least ten years related experience and/or training; or equivalent combination of education and experience. Formal trade school or apprentice experience preferred. Proven ability developing and maintaining commercial properties from core/shell to complete tenant improvement buildout.                                                  

Language Skills

Ability to read, analyzes, and interprets common scientific and technical journals, financial reports, and legal documents.  Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community.  Effectively present information to top management, public groups, tenants and contractors

Mathematical and Reasoning Skills

Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry.  Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

Minimum Qualifications:

  1. Sustained background in a variety of trades
  2. 3+ years supervisor; strong employee relations skills, coaching and training
  3. Valid Colorado Driver’s License
  4. Certified Pool Operator strongly desired
  5. High School Diploma or GED equivalent
  6. Must have a professional demeanor
  7. Must have a sincere desire to help people – owners, guest, staff, and alike
